A falling property market isn’t necessarily bad news if you’re planning to upgrade.
PropTrack reports Sydney house prices were 6.9% below their November 2025 peak in September 2026, potentially making upgrading more affordable.
For example, if your home was worth $1 million and your next property $2 million, and both declined by 6.9%, the price gap would narrow from $1 million to $931,000 – a $69,000 reduction.
The greater the initial price gap, the larger the reduction when both properties decline by the same percentage.
The benefits could extend beyond a smaller price gap. REA Group economist Angus Moore expects the Sydney property market to bottom out around mid-2027 before recovering.
PropTrack modelling suggests house prices in 141 Sydney suburbs could rise by more than $500,000 between 2026 and 2031 if historical trends continue.
While prices move differently, homeowners with substantial equity may have greater flexibility to fund their next purchase, particularly if they’ve paid down their mortgage.
Ultimately, the opportunity to upgrade depends on the difference between your selling and buying prices, not just your current home’s value.
